TERMS OF BUSINESS


The Mortgage Code came into effect for intermediaries on 1st May 1998 and is a voluntary Code to which our company subscribes. The Code sets minimum standards of good lending and advisory practice which are to be followed by all lenders and mortgage intermediaries. I enclose a copy of a leaflet summarising the Code and explaining what you can expect from us.

This company is registered with the Mortgage Code Compliance Board and our registration number 5135925.

Under the terms of the Mortgage Code there are three levels of service available. These are:

a) Full advice and recommendations.
b) Information on different types of mortgage products available to allow you to make a choice.
c) Information on a single product only, where no advice is given.

This company operates on service level c) above, Information on a single product only, where no advice is given. The product details we will send to you are based on the information supplied by you. To be able to do this we rely on the information you provide to be accurate and honest and this information will allow us to provide you with an appropriate mortgage product. Much of the information you require to assist you with understanding the implications of taking out a mortgage is supplied to you within our paperwork, a full list can be found in section 3.2 of the Mortgage Code.

As we deal with a single mortgage lender we are only able to offer the products that lender has available at the time you make your application to us and we are therefore acting on your behalf in arranging this mortgage

Once we have given you details of the mortgage we are able to offer, you should check the figures carefully and only when you are happy and accept the terms should you proceed. (The initial details we may quote, will be based on the information to hand and may vary at any time up to a formal offer issued by the lending company). This letter should be kept by you as it will be a record of the transaction, exact terms will be confirmed by your lender’s formal offer of mortgage.

This company may receive fees from the lender with whom we your place mortgage in addition we may also charge you a fee and this is stated in the illustration. We are obliged to inform you of the fee to be received from the mortgage company, whilst this is not confirmed until a mortgage offer is made or we receive a completed application form from you. Please understand the illustration given is for guide purpose only, exact terms are confirmed on the mortgage offer, yet to be issued.

We will treat all your personal information as private and confidential (even when you are no longer a customer) except where we are permitted by Law or where disclosure is made at your request or with your consent in relation to arranging your mortgage. You have the right of access under the Data Protection Act 1988 to your personal records held on our files.

The Mortgage Code Compliance Board (MCCB) regulates the Mortgage Code to which we subscribe. As part of MCCB’s duties we may be asked to provide them with access to our customer records in order that they may carry out an audit of our activities.

We have an internal procedure for handling complaints, if you have a complaint you should, in the first instance contact our Mortgage Code Compliance Officer at the address or telephone number stated in this website. If the matter is not resolved to mutual satisfaction, we will assist you in resolving it by referring to the Mortgage Code Arbitration Scheme whose address can be found in the Mortgage Code or supplied by us.
